				<content:encoded><![CDATA[<p>The hostel for the homeless is recently completed in Hemel Hempstead and now open. It was developed to a tight budget and very tight timescale. It is being run by local longstanding charity DENS to expand the work they have done over many years in the area. The Design and Build procurement route was used and the construction is timber panel and concrete column/ steel beam. Our involvement was in a detailed planning application and Stage E indicative details. Some early design sketches are shown here also. The main shared accommodation is arranged open plan around a south facing courtyard.</p>

				<content:encoded><![CDATA[<p>Indicative 3d cad views of a Kitchen /living area extension to a locally listed building within a Conservation Area. This is envisaged to be an orangery type extension. We have worked with a number of specialist rooflantern suppliers in detail design. The layout of this house is rearranged in our design to make the ground floor work for life now. It has a large living, cooking and eating area which opens onto the terrace. The proposals also create a new large formal dining space and a larger hall with additional storage for coats and boots etc. The utility and megaflo (hot water heating) arrangements are being rationalised in connection with the flow of movement in the house. Careful thought is going into the cooking layout, to ensure it works well with the existing house. The orangery will have a high standard of thermal efficiency, so that it can stay fully integrated with the existing house. A large wall is planned to be removed. There are folding doors to the terrace.</p>

				<content:encoded><![CDATA[<p>This workshop and office building, with amenity space for drivers, was built as part of the Channel Tunnel Rail Link Works. It needed to be fitted into a tight triangular site in order to allow for critical programme sequencing of the work on the rail lines north of Kings Cross St Pancras. We tried to use simple and neat detailing to help keep the building looking smart in a very grubby environment. In particular the bespoke flush detailing around the large folding external doors to the workshops was successful in appearance. Our clients gave us several fact finding meetings and tours of existing facilities (to be replaced) which helped get the new design right for them.</p>

Each wall surface is hand finished by the craftsman involved to create a very good match to the existing building. Rooflights and oak windows are planned to arrive soon. &#160;</p>
